Responsibilities:

Overall Portfolio Management:

  • Assist in managing Stryker global and multi-Divisions Real Estate portfolio - North, Central and South America, Europe, Middle East, Africa, and Asia.
  • Assigned and manage one or more Divisional Real Estate portfolio.
  • Assist Sr. Director in driving the development of Real Estate plans and portfolio management strategy.
  • Develop and implement Real Estate specific or company strategic initiatives such as short, medium and long range plans.
  • Analyze suitability and performance of potential and current properties and preparing strategic planning recommendations.
  • Support in preparing Real Estate recommendation and business case to Stryker’s Senior Leadership.
  • Assist in developing Real Estate policies and guidelines, playbooks, benchmarks and KPIs.
  • Support Sr. Director, Senior Leadership and cross-functional Business Partners with timely, accurate, actionable analysis.
  • Research and review industry surveys and trends.

Transactions and Projects Management:

  • Negotiate leases, amendments, extensions, terminations of agreements.
  • Serve as point of contact for various domestic and international regional Real Estate projects including new sites, relocations, remodels, downsizing etc.
  • Coordinate lease activity from project initiation through the final execution.
  • In partnership with Stryker’s service provider, manage and maintain the Real Estate and Leases database, assuring proper documentation for all transactions is uploaded.
  • Track current lease contracts and manage process for critical date actions.
  • Proactively engage in Real Estate activities and identify strategic opportunities for Divisions.
  • Review and analyze local, national and international Real Estate market surveys developed to respond to Divisional needs.
  • As necessary, coordinate with Stryker service provider analysis, audits and reconciliation of properties expenses (operating expenses, common area maintenance, taxes and insurance).
  • Initiate procurement and cost saving initiatives related to Real Estate activities.

Relationships Management:

  • Establish and maintain collaborative working relationships with Stryker’s Divisions, Operations, Legal, Finance, IT, Human Resources as well as outsourced and contracted vendors/partners.
  • Partner with the various teams in development, planning and executing Real Estate policy and strategies.
  • Assist Divisions with submission of Real Estate Capital Expense Requests (CERs).
  • Work with in-house and outside legal counsel, as needed, in preparing all documentation relating to Real Estate transactions.
  • Serve as a resource for Real Estate activities to multiple internal customer groups

Qualifications:

  • Bachelor’s Degree required. Business or Finance preferred.
  • Minimum of 5 to 7 years’ work experience, preferably at least 3 to 5 years in Real Estate, Finance, Procurement, and/or Contract Management.
  • Understanding of Real Estate principles, Real Estate financials and budgets.
  • Ability to negotiate and oversee successful completion of complex transactions.
  • Skilled at performing financial analysis and synthesizing information into a clear business case recommendation.
  • Comfortable interacting with Executives and Senior Leadership.
  • Demonstrated analytical, organization, interpersonal, project management skills.
  • Excellent problem solving, organization and communication skills
  • Strong sense of accountability and ownership.
  • Proven ability to build strong working relationships with business partners across organizations.
  • Skilled in time management and able to manage multiple priorities and projects.
  • Demonstrated initiative and ability to work independently.
  • Ability to demonstrate commitment to continuous learning, display appropriate ethical knowledge, exhibit a sense of urgency and commit to quality and the timely completion of duties.
  • Team player with a positive attitude.
  • Workable knowledge of MS Office (Word, Excel, PowerPoint, Outlook)
